Tampa, FL: 29.9% of homes lowered prices, with homes sitting on the market for a median of 60 days.

“These markets are signaling a shift,” Dweck noted. “More homes, longer days on market, and more realistic pricing—this is the buyer’s window we’ve been anticipating.”

Realtor.com also noted that 19.1% of all listings across the U.S. had price reductions in May, a strong indicator that sellers are responding to increased supply and selective buyer behavior. “This isn’t a downturn,” Dweck emphasized. “It’s a reset—bringing the market back to balance and giving responsible buyers their turn.”
With the total number of homes for sale hitting pre-pandemic highs, Duke Properties sees the next six months as a key time for value-based acquisitions and long-term growth positioning.
